Quantity Surveyor Senior

As a Senior Quantity Surveyor, you will lead the commercial, financial, and contractual management of construction projects located in the Mons region. You will be responsible for cost planning, procurement, contract administration, risk management, and financial reporting throughout all project phases. You will serve as the main commercial point of contact for clients, contractors, and internal stakeholders, ensuring that projects are delivered on time, within budget, and in full compliance with industry standards.

Key Responsibilities

1. Cost Management & Budget Control

• Prepare detailed cost estimates, cost plans, and budgets for all project stages.
• Monitor costs, forecasts, and cash flows, ensuring timely reporting and accuracy.
• Conduct value engineering and cost optimization analyses.
• Assess and manage project risks from a financial perspective.

2. Tendering & Procurement

• Lead the tendering process: preparation of tender documentation, Bills of Quantities, and procurement schedules.
• Evaluate contractor bids and negotiate terms, conditions, and pricing.
• Prepare recommendations and contract award documentation.

3. Contract Administration

• Manage various forms of construction contracts (e.g., FIDIC, NEC, local Belgian contracts).
• Review, negotiate, and administer contractual claims and variations.
• Ensure contract compliance and manage commercial correspondence.

4. Project & Stakeholder Management

• Coordinate with project managers, design teams, engineers, and external partners.
• Attend project meetings and provide strategic financial input.
• Serve as the key commercial liaison for clients and contractors.

5. Reporting & Documentation

• Produce periodic financial reports, dashboards, and progress updates.
• Provide final accounts and ensure accurate project closure documentation.
• Maintain up-to-date cost databases and benchmarks.

Required Skills & Qualifications

Technical Skills

• Strong understanding of construction economics, measurement techniques, and contract law.
• Excellent knowledge of cost control systems and procurement processes.
• Proficiency with QS tools (e.g., CostX, Candy, Sage, or equivalent).
• Ability to produce accurate Bills of Quantities and cost plans.

Soft Skills

• Strong negotiation and communication capabilities.
• Leadership abilities with experience guiding junior QS staff.
• Analytical mindset with strong attention to detail.
• Problem-solving skills and ability to work under tight deadlines.

Education & Experience

• Bachelor’s or Master’s degree in Quantity Surveying, Construction Economics, or similar.
• Minimum 7–10 years of experience in QS or commercial management.
• Experience with building, infrastructure, or industrial projects.
• Fluent in English; French or Dutch is considered an asset.
