Facility Manager - Real Estate

Nested is a fast-growing property management company based in Brussels, managing a portfolio of residential buildings, and apart-hotels. Our properties are spread across the city and must meet high standards of comfort and responsiveness 7 days per week.

We’re looking for a Facility Manager to take ownership of day-to-day operations, manage our internal maintenance team, and ensure our properties are well-maintained, safe, and guest-ready at all times.

This role is perfect for someone highly organized, proactive, and used to managing a field team.

Your Responsibilities

• Lead and manage the internal maintenance team (handymen, technicians)
• Assign and follow up on daily work orders and urgent interventions
• Implement processes and checklists for recurring maintenance tasks
• Track completion rates, response times, and guest satisfaction related to maintenance
• Ensure properties meet company standards for functionality and appearance
• Coordinate with other departments (cleaning and customer support) for efficient turnaround
• Work with external suppliers when needed for specialized repairs
• Maintain inventory of tools, spare parts, and materials
• Participate in onboarding and training of new maintenance staff
• Identify recurring issues and propose preventive solutions

Requirements

• Proven experience managing a maintenance team, ideally in hospitality, residential, or property management
• Strong organizational and problem-solving skills
• Ability to multitask and prioritize urgent vs scheduled tasks
• Hands-on technical background (plumbing, electricity, painting, etc.)
• Comfortable using digital tools (task management software, Slack, Google Workspace)
• Fluent in English; French
• Based in Brussels with a good knowledge of the vendors in the city
• Driver’s license is a must
